What is for Sale?

1) 7000 mē of National Park land with 50 meters of riverfront. The land and the business both hold full titles. All taxes have been paid and the sale includes all legal documentation, which complies with requirements set out by the Guatemalan government. The business is owned by an S.A. (Sociedad Anonyma - A Guatemalan registered corporation where privately owned stock can be traded by simple sale of title certificate of the shares). This makes this particular business ideal for foreigners looking to invest.

2) One two-storey private house (porch area facing the river, lounge, kitchen, bathroom, two bedrooms and covered parking area for a boat). The second floor is a nice breezy loft- great for sleeping! The current owners have used this as their home, but it could easily be converted to a rental property for additional income.

3) Three two-storey wooden bungalows: Mango (21mē downstairs, 17mē upstairs), Zapote (33mē downstairs, 24mē upstairs) and Naranjo (38mē downstairs, 26mē upstairs). All these bungalows have a porch, lounge and private bathroom/hot shower on the ground floor and bedroom on the first floor. The bungalow to the front of the property looks out over the river and the other two cabins enjoys commanding views over the forest canopy.

4) One large two story wooden bungalow containing two guest rooms - Nance, and Guanaba. Each living area has a double bedroom upstairs, and a sitting room below (10mē downstairs and 10mē upstairs). Two shared bathrooms are located a few steps away.

5) One large two story wooden bungalow Coco with a porch and two bedrooms (26 mē loft upstairs and 10mē room downstairs). This room is now used for hosting volunteers but can be converted to a rental property and have added a private bathroom.

6) One large communal house with bar, lounge, restaurant area and kitchen. Above the lounge area is a spacious 50mē Jungle Loft hosting 6 persons. In front there is a patio with sitting area with chairs and bench.

7) Yoga Hut (26mē) with Massage room and kayak shed downstairs. It is located at the riverfront.

8) Hammock house by the dock with a sleeping loft (8 mē) upstairs

Growth Potential

The hotel can currently accommodate about 27 guests. However, there is significant potential for growth. Less than half the offered land is currently developed meaning there is plenty of space to play with. The land on the side of the property and behind it is available for sale. The current owners have cultivated solid working relationships with local builders and craftsmen who have helped with parts of the construction. These contacts would make any new development much easier. Should any potential new owners wish to grow the business, there is ample opportunity for this and a network already in place.

Sustainability

The current owners have strived to make this business as sustainable as possible. For example, all of the electricity used by the hotel comes from solar power. The buildings have been sensitively designed to fit their environment. Most of the hotel and its furniture have been lovingly crafted by hand using locally sourced, sustainable materials. Much of the land has been left untouched. Where possible, produce grown on the land is incorporated into the daily menu. The waste and garbage is reduced by composting and reusing.

There has also been continued investment in the business over the years to enhance the guest experience. Majority of buildings received new thatch between 2013-2018. In 2015: the Naranjo bungalow and Yoga Hut were built , the hot water was installed in all the cabins and the electric system was renewed (new cabling, changed all lights to LED), the internet was connected and a fridge was installed. In 2016 all paths were lifted, the new floor was laid in the Communal House and the porch was extended in the bungalow Mango. The cabin Coco and the new battery bank was installed in 2017.
